Proper maintenance of your gas furnace will increase its longevity, which directly translates to savings in both energy and money. Below are tips and info about potential problems that could arise.

  • Gas Line Leaks - It is important to check for leaks, from the nozzles and shut-off valve to the burners. Any and all gas leaks are extremely dangerous and should be taken care of immediately. It is also important not to have any other open flames next to your gas furnace.
  • Dirt & Grime - Through use of your gas furnace dirt and grime buildup. It is important to get this regularly cleaned. The dirt and grime can actually cause the pilot light to go out, which will shut down your furnace. Proper gas furnace maintenance will alleviate you having to worry about this problem.
  • Cracks - If you notice cracks in any part of the furnace including the side paneling, burners, valves, or heat exchangers, it is essential to have them taken care of right away. Cracks can cause damage to a gas furnace and thus lead to safety issues. A crack in the heat exchanger can cause toxic fumes to be expelled through the cracks. This can then easily be dispersed throughout the house by the air ducts.
  • Soot Buildup - Soot builds up on your burners, which can dramatically shorten the life of your gas furnace. It can also contaminate the air throughout your home. Appropriate gas furnace maintenance will take care of any soot buildup.

  1. Make any required adjustment at thermostat.
  2. Verify operation of unit safety controls.
  3. Clean burners.
  4. Clean and adjust pilot /flame sensor assembly.
  5. Clean condensate drain or pan.
  6. Inspect, measure and verify 24, 120 & 220 volt circuit.
  7. Test for gas leaks at furnace.
  8. Measure and adjust gas/propane pressure at valve.
  9. Measure temperature across heat exchanger.
  10. Verify fan control operation.
  11. Measure indoor fan amperage.
  1. Inspect condition of flue pipe.
  2. Measure draft inducer amperage.
  3. Measure duct static pressure.
  4. Verify indoor fan speed setting.
  5. Inspect heat exchanger.
  6. Measure carbon monoxide level.
  7. Apply protective coating to cabinet.
  8. Check ductwork for debris and air flow.
  9. Furnish and install 1” pleated filter.
  10. Ensure complete furnace cycle.
