AIR CONDITIONER MAINTENANCE

Like all equipment, it is important to maintain your air conditioner. Regular maintenance can keep your air conditioner running efficiently and problem free. Without regular maintenance an air conditioner will lose about 5% of its original efficiency for every year of operation. Less efficiency means more money in utility bills. A-TEMP HEATING & COOLING, INC.® has been performing air conditioner maintenance in the Portland Metro Area for over 40 years. Our HVAC technicians are experienced in all aspects of air conditioner maintenance. Here are some things that should be checked.

  • Unit Coils - The condensing unit coils need to be cleaned.
  • Amp Draw - Make sure the amp draw of the compressor is at satisfactory levels.
  • Fan Motors - Oil the fan motors.
  • Belts - Check the belts for wear and adjustment.
  • Pressure & Temperature - Check the system is operating at the correct pressure and temperature.
  • Coolant Levels - Check the Freon levels.

A-TEMP HEATING & COOLING, INC.® 21 Point Inspection:

  1. Make any required adjustment at thermostat.
  2. Inspect fused disconnect.
  3. Clean condenser coil.
  4. Inspect fan blade for cracks.
  5. Inspect all wiring and connections.
  6. Inspect, measure and verify 24, 120 & 220 volt circuit.
  7. Inspect starting contactor.
  8. Inspect all capacitors microfarad.
  9. Inspect evaporator condition.
  10. Clean condensate drain or pump.
  11. Verify refrigerant charge.
  1. Measure condenser temperature rise.
  2. Inspect indoor blower assembly.
  3. Measure temperature drop across evaporator coil.
  4. Measure condenser and compressor amperage.
  5. Verify operation of unit safety controls.
  6. Turn exposed balance damper to cooling.
  7. Apply protective coating to cabinet.
  8. Check ductwork for debris and air flow.
  9. Furnish and install 1” pleated filter.
  10. Ensure complete A/C cycle.
